02 — How it runs

No mysteries between contract and keys.

This is the schedule we actually run — and exactly when money changes hands at each stage.

  1. Phase 01

    Design

    3months

    • Weekly working sessions with our in-house designer
    • Schematic options by week three; developed drawings by week eight
    • A line-by-line fixed price — every allowance named — before you sign anything

    PaymentsA flat design retainer, credited in full against your build contract if we proceed together.

  2. Phase 02

    Permits

    2months

    • Development and building permits run with the City of Calgary
    • Neighbour notice handled on infill lots — before it becomes your problem
    • A shared permit tracker, and your finishes locked so the build starts without gaps

    PaymentsNothing. You don’t pay us to wait for the City.

  3. Phase 03

    Build

    12months

    • One site superintendent, yours alone, excavation to possession
    • A photo log in your inbox every Friday
    • Third-party inspections at five stages — footings, frame, rough-ins, air-seal, pre-possession

    PaymentsFive draws, each released only after its inspection passes. We never bill ahead of work in place.

17 months, design to possession. Weather can move it — and when it does, you hear it from us first, with a revised date, in writing.

03 — Standards

What “standard” means here.

Every builder says quality. These are the specifications we hold on every home, written down so you can hold us to them.

  1. 01

    Triple-pane windows, standard

    Argon-filled, low-e triple glazing is the base specification on every opening — not a line on an upgrade sheet.

  2. 02

    Closed-cell where it counts

    Two-pound closed-cell spray foam at rim joists, cantilevers, and every ceiling that touches outdoor air.

  3. 03

    One super, one home

    Your site superintendent runs your build and nothing else, from excavation to possession. Six to eight homes a year is what makes that math work.

  4. 04

    Clean site Fridays

    Fenced, swept, and locked every Friday afternoon. Neighbours get the super’s cell number before we break ground.

  5. 05

    Tested twice, in writing

    Blower-door tests at air-seal and again before possession. We target 1.5 air changes per hour — and you get both printouts.

  6. 06

    Floors that stay quiet

    Engineered joists, glued and screwed. We walk every floor before drywall goes on and chase down every squeak.

  7. 07

    Verified before backfill

    Weeping tile and damp-proofing are photographed and video-scoped before a shovel of backfill goes in. The footage is yours.

  8. 08

    Sized to the math

    Room-by-room heat-loss calculations decide the mechanical equipment — not the square footage, not a rule of thumb.
